Gas Safety Certificates (CP12) in Wetherby

Wetherby is the far edge of our patch, so we make each visit count: the CP12 and the boiler service done together where they're due, by one Gas Safe registered engineer.

If you let a house on one of Wetherby's newer executive estates, two annual jobs usually fall due at about the same time — the Landlord Gas Safety Record the law requires, and the boiler service the manufacturer's warranty asks for. They're separate pieces of work with separate paperwork, but there's no reason to book them as separate visits. Doing both together means one appointment for the tenant, one trip for us and one invoice for you, and for a property this far from our Huddersfield base that's the way we'd suggest doing it.

The period townhouses nearer the centre of this old Great North Road coaching town are a different proposition — more likely to have a gas fire and pipework that's been altered over the years, so there's more to inspect and record. The inspection covers each appliance, its flue and the pipework in view, plus ventilation and safety devices, and Haydn (Gas Safe registered, no. 962740) completes the CP12 on the day. You get a copy, the tenant gets theirs within the 28 days the regulations allow, and the record is kept for two years.

Wetherby sits off the A1(M), further out than most of the towns we cover, and we won't claim it's on the doorstep. We cover it, along with Boston Spa and Collingham, and plan those visits with care rather than squeezing them in. Give us a bit of notice for a routine renewal and we'll give you a date you can rely on; take the annual reminder and next year's date is flagged before it arrives. Quotes are free and written, and there are no hidden fees.

Frequently Asked Questions

Yes, and for Wetherby we'd recommend it. The service keeps the warranty on a newer boiler in order and the CP12 meets your legal duty as a landlord; they're recorded separately but carried out back to back, so the tenant only has to be in once. Ask for both when you book and the written quote will cover the pair.

It does — the age of the property makes no difference to the duty. A recently built house is usually a quick inspection because there's just the boiler and perhaps a hob, but the record still has to be issued every twelve months by a Gas Safe registered engineer, and a new tenant needs a copy before moving in.

More than for a job round the corner from Huddersfield, honestly. We don't quote a fixed lead time because it depends on the diary, but routine renewals booked ahead rather than at the last minute fit comfortably, and if you take up the annual reminder you'll hear from us before the date's close. A new tenancy starting is worth a call regardless.
